Overview

The Property Operations and Real Estate Services sector includes property development, sales and management (including commercial property management), real estate services, and community and strata management. Security Services is also part of this sector.

Sectors in the industry

The Property Sales and Management sector includes property development, sales and management includes commercial property management of one or more properties, real estate services, community and strata management.

The Security sector covers investigative services, security operations such as guarding and crowd control, control room operations, risk management services and installing electronic alarm systems and providing security monitoring services.

Employer profile for the industry

In June 2016, there were 215,000 businesses operating in the sector. 190,000 of these businesses were sole operators and don’t employ people.

29,000 of these businesses employ less than 20 people. 70 businesses employ more than 200 people, with 40% of those in the security sector.

In the real estate sector, most businesses are small but eight companies make up 25% of the market share - LJ Hooker Ltd (4.9%), Ray White Group (4.6%), CBRE Pty Ltd (3.5%), LPI (Australia) Holdings Pty Ltd (3.2%), First National Real Estate (2.7%), Raine and Horne (Holdings) Pty Ltd (2.4%), and Colliers International Holdings (Australia) Ltd (2.2%)

Typical features of the workforce

  • 173,600 people work in the property operations and real estate sector. The Department of Jobs and Small Business projects that the total number of people working in the sector will rise by about 13.5% to 197,000 by November 2020.
  • 53,000 people work in the security sector. This is expected to grow to 58,600 by November 2020.
  • The property operators and real estate services industry is predominantly composed of full-time employees with 78% of real estate services employees full-time, and 73% of property operators also in that category.
  • The property sector is roughly evenly distributed in terms of gender, with 55% of employees overall being female. 58% of real estate services employees are female, and 47% of property managers.
  • The most common level of educational attainment for this industry was Year 12 at school (21%), followed by a Cert III or IV qualification (19%), Bachelor degree (18%), and Advanced Diploma or Diploma (17%).
  • Females make up only 18.7% of security officers and guards.
  • 68% of security officers and guards work full time.

Emerging sectors, future growth

New technology is having an impact in the property operations sector. New building technologies such as smart buildings and 3D technologies are helping businesses find efficiencies.

Real estate agents have their own internet presence often across platforms. Some real estate agents conduct auctions online, where participants can bid in real time.

Licensed occupations and registrations
